M4 Development (Jonathan & Joe Meyers) and Ritmo Properties, (a Strazzella Holding Company managed by Steve Strazzella) teamed up in 2019 to develop, build and operate rental housing communities in historically under-supplied markets across the U.S. The Meyers-Strazzella relationship dates back to 1995 when the members worked together at one of the largest real estate & construction companies in the country. The sponsors each have specific homebuilding, commercial development and apartment operation experience, making the joint venture uniquely qualified to successfully execute build-for-rent housing. In their current roles - Jonathan, Joe and Steve - respectively oversee the development, construction and asset-management/business strategy of the various cottage apartment communities. The sponsors have collectively managed and overseen more than $3.0 billion dollars of real estate since 1989 on behalf of themselves or their previous companies. The sponsors employ thorough analysis of prospective projects by utilizing their extensive knowledge and background in development and construction, which translates into success for the projects they pursue.
M4 Development was formed in July 2010. Its Principals, Jonathan Meyers and Joseph Meyers, have in depth experience in developing numerous product types within various real estate disciplines. Its principals have worked in the development and construction industry for the past 20 years in Washington DC, Virginia, Maryland, Texas, Alabama, Florida and Utah. Joseph Meyers as partner has overseen the management of all field operations for M4 for past 9 years. Jonathan Meyers development experience includes the oversight, acquistion, entitlement and development of over 6,000,000 sf of commercial, multifamily and single family development valued at over $1.4 billion.

Steve & Christy Strazzella are the managers of Ritmo Properties LLC and have collectively been involved in the residential and commercial real estate markets since 1989 performing their own development, design and general contracting services on single family homes, townhouses, and multifamily apartment buildings. Steve has managed more than $2 billion in real estate construction and development projects for some of the largest firms in the country. He is a Past President of the Washington Real Estate Group, a member of the Urban Land Institute, and a member of the Board of Directors for the District of Columbia Building Industry Association. Additionally, Mr. Strazzella served as Chairman of the Board for a large non-profit hospital in Washington D.C.
Most recently he served as president and partner with the Bozzuto Development Company and Bozzuto Homes Inc, where he ran the development of over 15,000 apartments and homes in the major metropolitan markets on the U.S. East Coast. Christy has been involved in the renovation, construction and property management of residential properties since 1996. She is primarily responsible for conceptual planning, project design, and subcontractor/labor management for the company’s properties.
The Company started by making a commitment to investing in urban-built environments, specifically in the stabilized and revitalized areas of the District of Columbia. Since its inception, Ritmo has evolved to making investments (both passive and active) outside of the urban core into assets that serve the middle-income brackets of markets around the U.S.
